A thousand times I breathe, once in a while I live.

In the daily rigmarole, we live but we forget to breathe. We work hard but we forget to relax. We achieve but we forget to be grateful. I have been there and living in the city you really can't escape the pace it has but practicing yoga over the years, have learned to disconnect and once in a while, take a break.

Practice Yoga Daily

Starting my day with even 5-10 minutes of meditation whenever I can squeeze that in, makes all the difference. Asana practice at least 3-4 times a week, gives me a kick start and keeps me going through the day. There was a time when I was a restless person, who had no discipline and consumed everything that was put in front of her. I have realised that yoga has brought in a lot of peace of mind, consciousness and patience into my life. It showed me how to be healthy and happy.

Follow a Healthy Lifestyle

As simple as it sounds a healthy lifestyle is not only about physical exercise, but it's a complete lifestyle change. It starts with discipline in eating right to physical practice, relaxation and sleeping adequate. A balance if lost does not benefit anyone. We do forget one small thing that while most of what is mentioned as a healthy lifestyle, talks about keeping your body nourished, we forget to nourish our souls and think of inner peace and happiness. Now it may sound gibberish to a lot of people, even the ones who claim to have a healthy lifestyle forget all about inner engineering. Trust me, you can have the best body but without a healthy mind supporting it, you will never be truly happy.

Once in a while Escape the City Life and Live Close to Nature

Living in a city like Mumbai, one thing I miss is the feeling of space. I grew up in a small town and while I didn't live close to nature, I had a huge house, a backyard which had multiple trees and my mother used to do her own organic farming.

I got the same feeling recently, when I visited Lodha Belmondo on International Yoga Day. Lodha Belmondo is located just as you enter Pune via Mumbai-Pune Expressway. It's such a pretty and huge property with over 90 acres of greens and a golf course which expands to 45 acres. I walked on the grass, which is therapeutic in itself and practiced yoga throughout my stay. The property has some beautiful, scenic and quiet spots where you can practice and meditate. Their organic farm which lets you get fresh vegetables from the farm to your plate made my stay even more precious.

I wish to retire in the mountains eventually, live close to nature and have my own organic farm but until then, Lodha Belmondo is a great weekend retreat for city dwellers like me who want to escape the hustle and bustle, once in a while.

Cities are the cornerstones of modern civilization and culture. They are rife with opportunity and always buzzing with activity. They are familiar and have everything you could possibly need. Anyone would feel the need to hit the pause button and get away from it all every now and then- a detox from the city.

What is a city detox?
A city detox is a healthy mix of everything that you love to do and everything your city wouldn’t otherwise let you do. When was the last time you saw the stars against the black night sky? Or woke up to birds chirping rather than cars honking or alarms blaring? When was the last time you dipped your feet in a river without fear of contracting something from its polluted waters?

Relish And Rediscover
Humans are by design, tethered more to nature than the concrete jungles they have created. Have we not lost that bond over the years? It’s time to find it again. Breathe fresh air. Spend time gardening, going for long walks, boating, fishing. And if that’s not your speed, even engaging in your regular hobbies like golfing or swimming or gymming in a fresher, cleaner environment goes a long way in hitting the reset button. Unfortunately, the city rarely allows us time to treat ourselves to these activities.

A Short Break Is Still A Break
We are always bound by our duties and our responsibilities. Staying away from the city for too long in today’s day and age can be a lot to ask for. But you don’t need to. Your detox sessions need not be full blown vacations. Make the most of those long weekends, or even the regular ones. Hit the open road, take friends and/or family with you and don’t look back for a couple of days. Spend time in places like Lodha Belmondo that are close to the city but yet far away from the stress that’s wearing you out. Ditch the screens and find yourself in the green. Take a break. You deserve it.

What is RERA or Real Estate Regulation Act of 2016? How does it affect the Real Estate industry in India?

RERA is an Act to establish a regulatory body for regulation and promotion of the real estate sector. The key objectives are:-

Infusing transparency & efficiency w.r.t., sale of plot, apartment, building or real estate project.
Protecting the consumer`s interest.
Establishing a fast track dispute resolution mechanism.
Promoting good governance in the sector and creating investor confidence.

What are the main effective clauses in the Maha RERA?

Project launch or advertisement are not allowed before registration with RERA
70% of the funds collected from allottees needs to be deposited in the RERA account. Withdrawals allowed to cover project cost.
Transparency about the project enabling buyer to take informed decision as project plan, layout, approvals, land title status, sub-contractors are in public domain.
Consent of 2/3rd allottees for any major addition or alteration in plan

Is RERA applicable to on-going projects or projects under construction?

RERA is applicable for all residential & commercial projects that have not received their completion certificate / occupancy certificate as on 31st July 2017.

Is the RERA Act applicable to smaller projects?

Registration of the real estate project is not required, where the land area for development of real estate project does not exceed 500 sq.mtrs or the number of apartments does not exceed 8

Will buying property in India be impacted after RERA implementation?

Builders and developers are impacted in the following ways -

Ease of availability of funding at cheaper rates for reputed developers due to increased investor/financial institution confidence in the sector.
