At Lodha, we are driven by our “Do Good, Do Well” sustainability philosophy to deliver on our vision of “Building a Better Life”. While creating the world’s finest developments, our aim is to grow in a manner that positively contributes to both – our planet and our people. We believe the achievement of sustainability and net-zero goals will require an ecosystem-wide effort in terms of leadership, partnerships, and knowledge exchange. We have launched the Lodha Net Zero Urban Accelerator, in collaboration with RMI India Foundation, as a pioneering initiative with an overarching goal to make net-zero the new normal for the built environment.

We also strive to achieve workplace diversity & inclusion. We also work towards empowering women and unleashing the potential of young minds to help build our nation stronger.

  • Net - Zero Roadmap

    Lodha has become the first real estate developer in India to have its net-zero targets validated by the Science Based Targets initiative (SBTi) - a partnership between CDP, the United Nations Global Compact, World Resources Institute (WRI), and the World Wide Fund for Nature (WWF). The SBTi defines and promotes best practices in science-based target setting and independently assesses companies’ targets.

  • Lodha Net Zero Urban Accelerator

    Lodha is committed to reducing emissions significantly to ensure we leave a net positive impact on the environment. To achieve this goal, in partnership with RMI, we have established the Lodha Net Zero Urban Accelerator .

    This initiative will not only enable Lodha to become a carbon neutral, but will also offer a development template that can demonstrate — to India and to the world — that growth decoupled from emissions is possible know more

  • Green Certification

    With close to ~56 million sq. ft of green certified/registered projects, we have one of the largest green portfolio in the country.

    Our commercial office spaces are designed and built to LEED Platinum/Gold standards while our Residential projects are designed to IGBC Green Platinum/Gold standards. Our Green Digital Infra also adheres to the Platinum standards of IGBC Green logistics and warehousing rating system.

  • Empowering nation

    It’s our endeavour to support our communities; we do so with initiatives aimed at ensuring overall welfare, women empowerment and education.

    Lodha Unnati Program focuses on women empowerment and reinforces our vision of ‘Building a Better Life’. While women make up for half our population, their participation in the workforce owing to various cultural and social barriers is dismally low. Through our initiative we aim to bring work closer to women.

    We launched Lodha Genius Programme in partnership with Ashoka University, with an aim to address the acute shortage of high-quality talent in the country by supporting academically bright school students and provides them with the knowledge, skills, and network they need to succeed in today’s complex, interconnected world.

  • Becoming Water Resilient

    A major component of our journey towards being an environmentally responsible organization is becoming water resilient . We intend to use state of the art technology to create a water resilient ecosystem in one of our largest developments within the next 5 years.

    We are already treating and reusing 100% of waste water across all our projects, through installed cumulative plant capacities of ~40 million litres.

  • Efficient Waste Management

    We are driven by the philosophy of reduce, reuse and recycle; we have clear policies of wastage limits on key construction items. . We make a conscious effort of segregating and recycling our waste to minimize taking our waste to the landfills.

    We have installed more than 15 tons of organic waste processing across our projects and going forward we intend to integrate the waste to energy output catering wider energy needs at select projects.

  • Conserving and growing our biodiversity

    We believe in responsible urbanization which not only preserves natural habitats but enhances and heals the existing biodiversity ecosystems, our Palava City development is an epitome and an ideal case study for preserving and nurturing biodiversity in today’s times. We have developed 100+ acres of green landscape at Palava City, have planted more than 50,000 trees across our projects in last 5 years and have also developed a 1.3 lakh sq. ft of urban forest at Thane city.

    We have also developed 20 acres of nursery facilities having 3+ lakh plants with 300+ plant species which are mostly indigenous.

  • Energy Conservation

    We are committed to decarbonize our operations and product, and concur with the philosophy of abate, compensate and neutralize as per the foundations of science-based net zero target setting.

    Being an environmentally responsible organization we integrate passive measures and invest in efficiency and conservation initiatives to bring down the overall energy consumption across our projects.

    Across segments, our residential projects operate with an Energy Use Intensity (EUI) between 35 to 45 kWh/sqm/yr. These intensities do not include parking structures or clubhouses that are part of the larger township/community. Our near-term target is to bring these intensities to well below 30kWh/sqm/yr by enhancing passive design measures and improving equipment efficiency.

    Our commercial and retail (mall) buildings have EUIs of upto 125 and 250 kWh/sqm/yr, respectively, and we intend to attain BEE energy star ratings for these categories of assets. Our near-term goal is to reduce the energy intensities of all new commercial and retail (mall) buildings to less than 80 kWh/sqm/yr and 200 kWh/sqm/yr, respectively.

  • Renewable Transition

    We have initiated a 100% renewable energy transition for entire project development activities. Currently, 90% of total energy consumed is through renewable energy sources.

    We also endeavour to create net zero projects through a mix of on-site and off-site deployment of renewable energy, through all modes of deployment and procurement permitted through prevalent regulations.

  • Green Mobility

    We develop our projects as sustainable ecosystems including having a strong focus on walkability and green mobility. We ensure all our amenities are at a walking distance for the residents and we are also trying to minimize the use of vehicles by strategically planning connectivity with external transportation hubs by encouraging shared mobility.

    Electrical Vehicles charging infrastructure is also being deployed across all our residential and commercial projects through a collaborative venture with Tata Power.

    We have partnered with TILT which has provided more than 80 shared bicycles at few of our projects, distributed from their multiple bicycle stations. A typical bicycle station has a mix of both fitness and electric bicycles for use by residents.

  • Encouraging Gender Diversity

    Our associates are as integral to our long-term sustainability vision as is the environment. We are committed to ‘Building a better life’ for all our stakeholders – associates, customers, vendors and partners. We empower our associates to make a difference by nurturing a culture of innovation and inclusivity at our workplace.

    With our robust people practices we will continue to hire, develop and retain the best talent and embed inclusion and diversity as a part of our cultural ethos.

    We aim to improve gender diversity at our workplace by including more than 25% women by the year 2027

  • Tenants Health & Well-being

    We conduct Tenant Satisfaction Surveys annually to take feedback of our tenants on various aspects and identify opportunities to enhance their experience. Our office spaces are LEED GOLD and Platinum certified and designed for collaboration, employee well-being and sustainability, with technology as a key enabler. We build commercial spaces with a focus on enhancing overall health & well-being of our tenants through collaboration, convenience, wellness, and environmental sustainability.

    Collaboration: It includes providing dedicated proportion of carpet area towards communal spaces with focus on well-being and creating outdoor spaces, co-working elements and open spaces which give people opportunities to meet, interact and discuss. Visual connection is established between various floors through sky bridges, internal staircases, atriums etc.

    Convenience: Providing easy access for differently abled and priority for shared transportation and a walk to work situation for all. Using systems which allow individual control of comfort factors such as temperature (cooling) and lighting.

    Wellness: F&B outlets with nutritional diets and food delivery options; Fitness centres, space for indoor and outdoor physical activities; Sufficient water fountains providing safe drinking water; Sound masking and absorption to provide acoustic comfort

    Environmental Sustainability: Improved air quality by use of low-emitting materials and efficient ventilation systems for better air quality, thermal comfort and natural lighting; Green surroundings with trees, natural vegetation, organic gardens and lawns; Usage of contemporary glass façade with double glazing that prevents heat gain.

  • Associate wellbeing

    As an organization, customer satisfaction and associate wellbeing are our top priorities when it comes to taking care of our people.

    Driven by our vision of ‘Building a better life’ for our community we have launched a series of initiatives to ensure associate wellbeing. Some of these initiatives being sponsoring a wellbeing program for our associates offering counselling and developing mindfulness.

    A healthy and a happy associate will ensure a progressing organization.

  • Human Rights Due Diligence

    We conducted a Human Rights Due Diligence (HRDD) in FY22 through an external agency, covering all our employees (both permanent and third-party employees) across genders, age groups, and management levels, and contract labourers including migrant labourers. Following relevant frameworks, surveys and in-person interviews were conducted with these stakeholders across our sites and offices. The survey identified safety & well-being and human rights awareness as top areas for action planning.

    Based on the HRDD recommendations, actions have been initiated to

    • assign online training on Office Safety and EHS for all employees,
    • conduct awareness sessions on Human Rights for employees and contract labourers, and
    • enhancing recreational activities for contract labourers across all the sites.
      We plan to repeat this exercise periodically.
